About GVD


GVD Commercial Properties is a California corporation formed in 1974 by the founder & owner, Gerald Vance Dicker. He & his staff of real estate professionals specialize in developing and acquiring shopping centers in California, Arizona, New Mexico, Texas, Idaho & Washington. GVD has also been acquiring triple-net-leased investment properties throughout the United States.

Jerry Dicker has been an innovator in the commercial real estate field for over thirty years.

Though GVD began as a neighborhood shopping center developer, by the late eighties, the company was the first in the United States to begin building "power centers". The Plaza at Puente Hills, along the 60 freeway, was originally comprised of Ikea, Price Club, an AMC multiplex, Home Depot, Toys R Us and Michael's.


GVD was also at the forefront of the movement toward renovating out-dated shopping centers into viable commercial areas by redeveloping them in partnership with city redevelopment agencies. GVD's largest development, The Plaza at Puente Hills (Home Depot, Sam's, Michael's, Toys R Us, and Circuit City), was a redevelopment project, as was the Fullerton Town Center (Toys R Us, Costco, AMC, Staples) - The flagship center that was home to the GVD offices for 15 years.

Tenants frequently ask GVD to develop new projects for them, purchase existing centers in which they are located & invest in their sale/leaseback properties. When dealing with GVD, tenants know that they will be treated fairly and that GVD has the financial capabilities, expertise, & staff to complete the transaction.


GVD develops many of its projects in "joint venture" with financially conservative landowners who seek long term appreciation and "trouble-free" cash flow. GVD guarantees construction and subordinates its return to the landowner's priority return.

GVD's fiscal conservatism, limited use of financing and strong cash position has allowed it to survive & grow during economic downturns that were difficult for most others in the real estate industry.

GVD has in-house expertise in all phases of development from site analysis, government entitlements, construction, financing, & leasing to on-going asset management.

GVD is sensitive to the wishes of the community residents & the government officials and planning staff of the communities in which it develops.

Currently, GVD is developing a major, power center in Victorville, California at I-15 and Bear Valley Road. This 800,000 square foot project will have as its major users, Kohl's, Lowe's Wal-Mart, Sam's and a strong line-up of restaurants including Chili's, Applebees, Roadhouse Grill, Mimi's, Johnny Carino's, El Pollo Loco, Wendy's, Starbucks, Baja Fresh and Coldstone Creamery. In nearby Apple Valley, GVD is also building a 40-acre project featuring a major home improvement center, drugstore & supermarket.

GVD is also active in Spokane, the tri-city area of Washington State, and Northern Idaho. Through a related company, GVD/ North River, GVD is in the planning stages for four retail projects in Post Falls, two projects in Coeur d'Alene, and one project in Hayden Lake, Idaho. In addition, GVD is co-developing the Post Falls Corporate Center in Post Falls, as well as, redeveloping the former K-mart in Sandpoint, Idaho.
