GVD is strongly associated with successful real estate joint ventures with
landowners & other real estate developers. Over the years, GVD has joint
ventured development projects with firms such as Lewis Homes, Robert Warmington
& Associates and affiliates of Watt Industries. Current development partners
include Selleck Properties in Camarillo, California, & Greenstone Homes in Post
Falls, Idaho, as well as the North River Group of Companies in Post Falls, Coeur
D'Alene, Idaho and Hayden Lake, Idaho.
Many of our projects have been developed with landowners such as the
trendsetting 95 acre Dunia Plaza in Victorville, California.
New to the fold is the forthcoming Apple Valley Town Center & residential
development in Apple Valley, California. All landowner joint ventures are
negotiated & administered by GVD's president, Gerald Vance Dicker. Each venture
is uniquely structured to provide the landowner with strong income & cash flow
with no financial risk nor adverse tax consequences. |

ACQUISITIONS
GVD actively seeks to acquire
existing retail projects where upgraded management & renovation can produce cash
flow. GVD also purchases large commercial projects, from three to fifty million
dollars, on a leveraged or non-leveraged basis.
